1. Acceptance of Terms & Conditions

1.1. These Terms & Conditions govern the provision of boarding, day-care and associated services by BLK South Ltd trading as Maccabee’s Pet Hotel. They apply to all customers, including those who registered before the introduction of our electronic Terms & Conditions acceptance facility.

1.2. Our Terms & Conditions are made available through our website, booking communications and at reception. Customers are responsible for reviewing the terms before confirming their booking.

1.3. By confirming a booking, paying a deposit or presenting or checking a dog into Maccabee’s Pet Hotel, the owner or their authorised representative confirms acceptance of the Terms & Conditions brought to their attention before the booking was agreed.

1.4. The act of presenting or checking a dog into Maccabee’s Pet Hotel constitutes confirmation of acceptance of these Terms & Conditions, regardless of whether the customer has previously accepted them electronically or signed a separate agreement. This applies where the customer has been given a reasonable opportunity to review the terms before becoming contractually committed.

1.5. Any person delivering a dog into our care confirms that they are authorised to act on behalf of the owner. Acceptance by a representative binds the owner only to the extent that the representative has authority to do so.

1.6. Customers must ensure that all information supplied concerning their dog, including health, vaccination status, behaviour and emergency contact details, is accurate and up to date.

1.7. These Terms & Conditions apply to subsequent bookings, subject to any changes being appropriately notified and agreed before the relevant booking is confirmed.

1.8. Nothing in these Terms & Conditions excludes or restricts any statutory consumer rights or liability that cannot lawfully be excluded.

2. Opening Hours and Admissions

2.1. Our standard opening hours are:

  • Boarding arrivals and collections: 10:00am to 4:00pm.

  • Day-care arrivals and collections: 9:00am to 5:00pm.

2.2. Collection or drop-off outside these hours may be accommodated by prior agreement and is subject to availability.

2.3. Where agreed, an out-of-hours charge of £50 per half-hour, or part thereof, will apply. The charge will be confirmed before the arrangement is accepted.

2.4. Visits and inspections of Maccabee’s Pet Hotel are welcome by prior appointment only.

2.5. For security, animal welfare and operational reasons, access to kennel accommodation and exercise areas is restricted to authorised persons.

2.6. Maccabee’s Pet Hotel reserves the right to refuse admission where there are reasonable concerns relating to a dog’s health, vaccination status, behaviour, suitability for boarding or the safety and welfare of other dogs, staff or visitors.

3. Bookings, Deposits and Payment

3.1. All bookings are subject to availability and confirmation by Maccabee’s Pet Hotel. We do not accept provisional bookings.

3.2. During designated peak periods, a booking deposit of £50 or 20% of the total booking value, whichever is greater, is required to secure the reservation.

3.3. Peak-period deposits are non-refundable and non-transferable where the customer cancels, subject to applicable consumer law and Section 4.

3.4. Deposits are deducted from the total booking charge and are not additional fees.

3.5. The balance of the booking is payable in accordance with the payment arrangements communicated at the time of booking and, in any event, no later than collection unless otherwise agreed.

3.6. We accept cash and debit card payments.

3.7. Customers are responsible for all agreed boarding, day-care and additional service charges, together with veterinary and other expenses properly incurred on their behalf under these Terms & Conditions.

3.8. Maccabee’s Pet Hotel reserves the right to require payment in advance for particular bookings or services, provided this is communicated before the booking is confirmed.

4. Cancellations, Amendments and Early Collection

4.1. Peak-period bookings reserve accommodation which may otherwise have been offered to other customers. These periods are frequently booked well in advance, and cancelled accommodation may be difficult to resell at short notice.

4.2. Where a customer cancels a peak-period booking, the deposit will ordinarily be retained to reflect the administrative costs and anticipated losses associated with the cancellation, subject to the requirement that any amount retained is fair and proportionate.

4.3. Where full payment has already been made and a customer subsequently cancels, our standard cancellation policy is to refund 50% of the balance paid after deduction of the deposit.

4.4. Cancellation charges will not exceed a reasonable assessment of the losses and costs arising from the cancellation, taking account of any savings and reasonable opportunity to resell the accommodation. Where the standard charge would exceed those losses, it will be reduced accordingly.

4.5. Deposits cannot ordinarily be transferred to different dates or future bookings following cancellation.

4.6. If a customer chooses to deliver their dog later than the agreed arrival date or collect their dog earlier than the agreed departure date, the original booking charges will ordinarily remain payable because accommodation has been reserved for the full period. This is subject to any savings or alternative bookings that reasonably reduce our loss.

4.7. Changes to booking dates are subject to availability and acceptance by Maccabee’s Pet Hotel. A request to change dates does not automatically transfer the original deposit.

4.8. Day-care sessions cancelled with less than 24 hours’ notice will ordinarily be charged in full, subject to the charge being fair and proportionate to the loss incurred.

4.9. If Maccabee’s Pet Hotel cancels a booking because it is unable to provide the agreed service, the customer will receive a refund of payments made for services not provided. This does not affect any further rights the customer may have under applicable law.

5. Boarding Charges and Minimum Stays

5.1. Boarding is charged by the calendar day rather than by the night.

5.2. During off-peak periods, dogs collected between 10:00am and 10:30am on the scheduled departure date will not be charged for that day’s boarding.

5.3. Dogs collected after 10:30am will be charged for the day of collection.

5.4. During peak periods, the day of collection is chargeable unless otherwise agreed in writing.

5.5. The minimum boarding stay is two chargeable days.

5.6. Longer minimum stays may apply during peak periods. These will be communicated before the booking is confirmed.

6. Health, Illness and Veterinary Treatment

6.1. Owners must disclose all relevant information about their dog’s health, including existing medical conditions, allergies, injuries, medication, recent illness, infectious disease exposure and any ongoing veterinary treatment.

6.2. Owners must provide clear written instructions for medication and ensure that sufficient medication is supplied for the duration of the stay, together with an appropriate contingency supply.

6.3. Maccabee’s Pet Hotel has access to veterinary services 24 hours a day.

6.4. If a dog becomes unwell, sustains an injury or displays symptoms requiring veterinary attention, Maccabee’s Pet Hotel will take reasonable steps to contact the owner or nominated emergency contact.

6.5. Where veterinary treatment is considered reasonably necessary, Maccabee’s Pet Hotel is authorised to arrange veterinary examination, treatment, medication, diagnostic procedures and emergency care.

6.6. Treatment may be sought from the dog’s registered veterinary practice or from a veterinary practice selected by Maccabee’s Pet Hotel, having regard to urgency, availability and the dog’s welfare.

6.7. Where urgent treatment is necessary and the owner or emergency contact cannot be reached, Maccabee’s Pet Hotel may authorise reasonably necessary veterinary treatment in the dog’s best interests.

6.8. The owner is responsible for veterinary fees and associated expenses arising from illness, injury or medical conditions during or following the stay, except to the extent that Maccabee’s Pet Hotel is legally responsible for those costs because of its negligence or breach of contract.

6.9. The owner agrees to reimburse Maccabee’s Pet Hotel for veterinary expenses reasonably and properly incurred on their behalf, subject to clause 6.8.

6.10. Maccabee’s Pet Hotel does not provide veterinary insurance for dogs in its care. Owners are strongly encouraged to maintain appropriate pet insurance covering illness, injury and veterinary treatment.

6.11. Maccabee’s Pet Hotel may refuse admission or request early collection where a dog’s health or medical needs cannot reasonably be accommodated.

7. Socialisation, Exercise and Associated Risks

7.1. Maccabee’s Pet Hotel provides supervised exercise and socialisation opportunities in which dogs may interact with other dogs selected by our team.

7.2. By booking or checking a dog into Maccabee’s Pet Hotel, the owner expressly consents to their dog participating in supervised group exercise and socialisation, unless alternative arrangements have been expressly agreed in writing.

7.3. Owners acknowledge that interaction between dogs involves inherent and sometimes unpredictable risks, including accidental injuries during normal play, even where reasonable care and supervision are exercised.

7.4. Maccabee’s Pet Hotel will exercise reasonable care and skill in selecting suitable exercise groups, supervising dogs and responding to behavioural concerns.

7.5. The composition of exercise groups, frequency and duration of exercise, and arrangements for socialisation will be determined by Maccabee’s Pet Hotel, having regard to the individual dog’s needs, behaviour, welfare and the safety of other dogs.

7.6. Owners must disclose any history of aggression, biting, fighting, resource guarding, escape attempts, fearfulness, reactivity or other behaviour that may affect the dog’s suitability for group exercise.

7.7. Where a dog is injured during normal supervised play without negligence or breach of contract by Maccabee’s Pet Hotel, associated veterinary expenses will be the responsibility of the owner.

7.8. Maccabee’s Pet Hotel reserves the right to separate dogs, modify exercise arrangements or suspend group socialisation where reasonably necessary for safety or welfare.

7.9. Nothing in this section excludes or limits liability arising from Maccabee’s Pet Hotel’s failure to exercise reasonable care and skill.

8. Dogs from the Same Household

8.1. Dogs from the same household will ordinarily share accommodation where this is considered suitable and safe.

8.2. Maccabee’s Pet Hotel may separate dogs from the same household where necessary for their health, safety, welfare or behaviour.

8.3. Any additional accommodation charges resulting from separation will be discussed with the owner where reasonably practicable and will not be imposed without an appropriate contractual basis.

9. Behaviour, Suitability and Trial Stays

9.1. All dogs must be suitable for a kennel environment and, unless alternative arrangements have been agreed, capable of safely participating in supervised socialisation with other dogs.

9.2. All new boarding dogs are required to complete an overnight trial stay before acceptance for longer boarding periods, unless Maccabee’s Pet Hotel expressly agrees otherwise.

9.3. A successful trial does not guarantee that a dog will remain suitable for boarding on every subsequent occasion.

9.4. Owners must disclose relevant behavioural concerns, including previous aggression towards people or animals, persistent barking, destructive behaviour, separation distress and attempts to escape.

9.5. Some dogs, despite being sociable, may experience distress in a kennel environment. This may result in excessive barking, anxiety or behaviour affecting their own welfare or that of other dogs.

9.6. Where a dog is unable to settle, displays persistent disruptive behaviour or presents a risk to itself, other animals or staff, Maccabee’s Pet Hotel may require the owner or nominated emergency contact to arrange collection.

9.7. Maccabee’s Pet Hotel may refuse future bookings where there are reasonable concerns about a dog’s suitability for the environment.

9.8. Owners are responsible for providing an emergency contact who can arrange collection or alternative care where reasonably required.

10. Female Dogs in Season

10.1. Maccabee’s Pet Hotel does not accept female dogs that are in season.

10.2. Owners must inform Maccabee’s Pet Hotel if their dog is in season or is likely to come into season during a booked stay.

10.3. If a dog comes into season during her stay, Maccabee’s Pet Hotel will contact the owner or emergency contact to arrange collection or alternative accommodation.

10.4. While alternative arrangements are being made, the dog will be separated from other dogs as reasonably necessary for welfare and safety.

10.5. Owners who believe their dog may come into season around the proposed boarding dates should seek veterinary advice before booking.

11. Unneutered Male Dogs

11.1. Maccabee’s Pet Hotel does not ordinarily accept unneutered male dogs over the age of 12 months for boarding or day-care.

11.2. This policy reflects the additional behavioural and management considerations associated with mixing entire male dogs in a group environment.

11.3. Any exception must be expressly agreed by Maccabee’s Pet Hotel before admission.

12. Vaccinations and Infectious Diseases

12.1. All dogs must have current vaccinations appropriate to their age and veterinary requirements.

12.2. Dogs must be vaccinated against:

  • Canine distemper.

  • Infectious canine hepatitis.

  • Canine parvovirus.

  • Leptospirosis.

12.3. Owners must provide satisfactory evidence of vaccination when requested. Maccabee’s Pet Hotel may refuse admission where adequate evidence is unavailable.

12.4. Vaccination against kennel cough, including Bordetella bronchiseptica where appropriate, is strongly recommended but is not currently mandatory.

12.5. Owners should arrange kennel cough vaccination sufficiently in advance of boarding in accordance with the manufacturer’s instructions and their veterinary surgeon’s advice. A minimum of three days is recommended where consistent with the particular vaccine’s requirements.

12.6. Vaccination does not guarantee protection against every infectious disease or strain.

12.7. Owners must not present dogs showing symptoms of a potentially infectious illness, including persistent coughing, vomiting, diarrhoea, unexplained skin lesions or other signs of contagious disease.

12.8. Maccabee’s Pet Hotel may refuse admission, isolate a dog or request collection where infectious disease is reasonably suspected.

13. Kennel Cough

13.1. Kennel cough, also known as canine infectious respiratory disease complex, is a contagious respiratory condition caused by several possible infectious agents.

13.2. Kennel cough may occur even in well-maintained boarding environments where reasonable hygiene, vaccination and infection-control procedures are followed.

13.3. Dogs may carry or transmit respiratory infections before displaying obvious symptoms, and vaccination does not provide complete protection against every cause of kennel cough.

13.4. Owners acknowledge that there is an inherent risk of exposure to infectious respiratory illness wherever dogs come into contact with other dogs.

13.5. Where a dog contracts kennel cough despite Maccabee’s Pet Hotel having exercised reasonable care and skill, veterinary expenses will ordinarily remain the responsibility of the owner.

13.6. Maccabee’s Pet Hotel will not be responsible for veterinary expenses solely because a dog develops kennel cough during or following a stay. However, this does not exclude liability where illness or loss results from negligence or breach of contract by Maccabee’s Pet Hotel.

13.7. Owners are encouraged to consult their veterinary surgeon about appropriate vaccination and preventative measures before boarding.

14. Feeding and Nutrition

14.1. Maccabee’s Pet Hotel provides a standard chicken-and-rice-based kibble as part of its boarding service.

14.2. Owners may provide their dog’s usual food if preferred.

14.3. Where owners supply food, they must provide clear written feeding instructions and sufficient quantities for the entire stay.

14.4. Owners supplying their own food are requested to provide at least five additional days’ supply to accommodate unforeseen travel delays, extended stays or other contingencies.

14.5. Owners must disclose dietary restrictions, allergies, food sensitivities and special feeding requirements before admission.

14.6. Maccabee’s Pet Hotel will take reasonable care to follow supplied feeding instructions, subject to veterinary advice and the dog’s welfare needs.

15. Emergencies, Delayed Collection and Abandoned Dogs

15.1. Owners must provide current telephone numbers and details of at least one emergency contact who is authorised to make decisions and arrange collection if necessary.

15.2. If the owner is delayed and unable to collect their dog on the agreed date, they must notify Maccabee’s Pet Hotel as soon as reasonably possible.

15.3. Extensions to bookings are subject to accommodation availability and additional boarding charges.

15.4. Where a dog is not collected on the agreed date and the owner cannot be contacted, Maccabee’s Pet Hotel will continue to take reasonable steps to safeguard the dog’s welfare and contact the owner or emergency contact.

15.5. Reasonable additional boarding, veterinary and necessary care expenses may be charged to the owner, subject to applicable law.

15.6. A dog will not be treated as abandoned merely because collection is delayed. Where prolonged non-collection occurs, Maccabee’s Pet Hotel may seek advice from the appropriate local authority or other competent body and take lawful steps to protect the dog’s welfare.

16. Serious Illness or Death of a Dog

16.1. In the unfortunate event of serious illness, injury or death, Maccabee’s Pet Hotel will make reasonable efforts to contact the owner or nominated emergency contact promptly.

16.2. Where immediate veterinary decisions are necessary and contact cannot be established, Maccabee’s Pet Hotel may seek professional veterinary advice and authorise treatment reasonably necessary to protect the dog’s welfare.

16.3. Decisions concerning euthanasia will be made only where clinically justified and in accordance with applicable law and professional veterinary guidance.

16.4. Where a dog dies while in our care, Maccabee’s Pet Hotel will take reasonable steps to preserve the owner’s opportunity to make decisions regarding aftercare, veterinary examination or other appropriate arrangements.

16.5. Nothing in this section excludes or restricts any liability that Maccabee’s Pet Hotel may have under applicable law.

17. Owner Responsibilities

17.1. Owners confirm that they have lawful authority to place their dog in the care of Maccabee’s Pet Hotel.

17.2. Owners must provide accurate and complete information concerning their dog’s identity, health, vaccination history, behaviour and care requirements.

17.3. Owners must promptly inform Maccabee’s Pet Hotel of any material changes to information previously supplied.

17.4. Owners are responsible for ensuring that their dog is appropriately identified and microchipped in accordance with applicable law.

17.5. Owners must provide suitable leads, collars or harnesses where requested for safe handling and transfer.

17.6. Owners may be responsible for loss or damage caused by their dog where liability arises under applicable law, including where relevant information has been withheld or misrepresented.

17.7. Owners must ensure that their emergency contact is aware of their nomination and is reasonably available during the dog’s stay.

18. Personal Belongings

18.1. Owners may supply suitable bedding, toys and other personal items, subject to Maccabee’s Pet Hotel’s assessment of safety and hygiene.

18.2. Maccabee’s Pet Hotel may remove items from a dog’s accommodation where they present a safety, hygiene or welfare concern.

18.3. Reasonable care will be taken with personal belongings. However, items may become soiled or damaged through normal use by the dog.

18.4. Maccabee’s Pet Hotel will not be responsible for ordinary wear or damage caused by the dog’s normal use of its belongings, but remains responsible where loss or damage results from a failure to exercise reasonable care and skill.

19. Business and Trade Accounts

19.1. Commercial clients, including local authorities, rescue organisations and other businesses, may be subject to separately agreed written contractual terms.

19.2. Where a separate written commercial agreement applies, that agreement will take precedence over these Terms & Conditions to the extent of any inconsistency.

19.3. Trade invoices must be paid by the agreed due date.

19.4. For qualifying business-to-business debts, Maccabee’s Pet Hotel reserves the right to charge statutory late-payment interest and applicable fixed recovery compensation under the Late Payment of Commercial Debts (Interest) Act 1998, as amended.

19.5. Any additional recovery costs will be claimed only where permitted by law.

21. Liability and Insurance

21.1. Maccabee’s Pet Hotel will provide its services with reasonable care and skill and in accordance with applicable animal welfare and licensing requirements.

21.2. While every reasonable effort is made to safeguard dogs in our care, owners acknowledge that boarding, exercise and socialisation involve inherent risks that cannot always be eliminated.

21.3. Maccabee’s Pet Hotel is not automatically liable for every illness, injury or other adverse event occurring during a dog’s stay.

21.4. Liability will depend upon the circumstances of the event and the applicable legal obligations of the parties.

21.5. Nothing in these Terms & Conditions excludes or restricts liability for negligence where such liability cannot lawfully be excluded, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot lawfully be excluded or restricted.
